What does a GEO agency do for a real estate agent?

GEO stands for Generative Engine Optimization. It means getting your name into the answers that AI tools give, such as ChatGPT, Google's AI Overviews, Perplexity, Gemini and Microsoft Copilot.

Buyers and sellers now ask these tools questions like "best listing agent in [neighborhood]" or "realtor for first-time buyers in [city]". In our experience, the answer often names a handful of agents. A GEO partner works on being one of those names, for the areas and price points you actually serve.

  1. Measuring. Asking the AI tools your clients' real questions and recording who gets named, per engine and per area.

SEO (search engine optimization) is the older work of ranking in Google's list of links. A good SEO agency already knows your site's technical basics, and GEO builds on them. 4. A DIY tracking tool plus your own time

The cheapest route. A tool shows you where you stand in ChatGPT or Perplexity. But it is a thermometer, not a cure: you still decide what to change and do the work. This suits a solo agent who is comfortable editing their own site.

5. Doing it in-house

A brokerage with a marketing team can build this skill itself. You get full control. The cost is time: the work spans content, schema, listings and several engines that each behave differently.

What about portal ads?

A paid placement on a real estate portal is an ad. It can bring leads, but it is not the same as an AI tool naming you on its own. Many agents run both.
